Maintenance Manager Khosla Capital LLC is looking to hire a Maintenance Manager to join our team. located in Hackensack, NJ. The Maintenance Manager is responsible for performing repairs, troubleshooting, and completing preventative maintenance on their assigned property. The Maintenance Technician will continually improve operating conditions, quality, and integrity of all building systems and building appearances, while delivering superior customer service to our residents. Job Duties Your goal is to safeguard and maintain. Every day at work, you bring your keenness for educating employees and molding skilled professionals. You are a safety expert, a teacher, and a motivator. You inspire a feeling of pride in everyone you meet as the community's asset preservation ambassador. Act in leadership role to mentor and develop maintenance onsite staff. Directly supervises all employees in the maintenance department. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Assist in evaluations of current and potential maintenance employees. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems . Monitors and approves payroll for all maintenance personnel. Manage annual performance evaluations and disciplinary actions. Reinforcing monthly staffing schedules, ensuring 24/7 emergency coverage. Monitor and manage all service contracts and service vendors like concierge, cleaning, exterminator, fire safety, mechanical equipment, elevators etc. Manage financial budget planning and performance, customer service, and third-party suppliers to maximize revenue, control expenses, and improve customer satisfaction. Manage apartment daily service tickets and resident concern, resolving maintenance issues involving building mechanical equipment, elevators, fire and security systems, HVAC, electrical, plumbing and appliance repair, Managing the make-ready and apartment turnover process with diligence and timeliness so apartments can be leased, and new residents can move in. Aid in the development and implementation of a thorough preventive maintenance program, as well as developing new programs and procedures. Perform routine property inspections and provide monthly written preventive maintenance reports. Manage the maintenance of the property with a cost-effective approach to meet or exceed financial goals in accordance with company policy and standards. Establishing and managing vendor relationships and projects within budget parameters. Ordering maintenance supplies, organizing the maintenance shops and tracking inventor. Plan, bid out and oversee capital projects Direct workers engaged in renovations, painting, and performing structural repairs to masonry, woodwork & furnishings of buildings. Required Qualifications 7+ years of experience in facilities and/or residential building maintenance and a trades-related education A track record of recruiting, fostering, and maintaining high-performing teams, as well as three or more years of supervisory experience An HVAC certification Knowledge of risk management and OSHA Advanced level of skill in HVAC, plumbing, electrical and appliance repair Basic carpentry, drywall, and painting skills Exposure to complex mechanical systems A safety mindset and an eye for detail Excellent communication skills, both written and verbal A sharp professional appearance Intermediate familiarity with the Microsoft Office suite and experience with a variety of digital platforms, applications, and software Availability for emergency situations at the property, including an on-call rotationJob Type: Full-timePay: $75,000.00 - $80,000.00 per yearBenefits: 401(k) 401(k) matching Dental insurance Employee discount Health insurance Life insurance Paid time off Vision insuranceExperience level: 7 yearsSchedule: 8 hour shift Monday to Friday On callWork setting: In-personAbility to commute/relocate: Hackensack, NJ 07601: Reliably commute or planning to relocate before starting work (Required)Experience: Maintenance: 7 years (Preferred)License/Certification: Driver's License (Preferred)Work Location: One location
